Discounted Bulk REO & Mortgage Note Real Estate Investments Now Available …

Summerlin Asset Management Announces its New Discounted Bulk REO Mortgage Note Real Estate Investments to Investors.

Irvine, California (PRWEB) May 23, 2013

In this market, many real estate investors are starting to look at REO note investments as a new opportunity to earn above market returns as the price of real estate continues to stabilize, according to Jim Stepanian of Summerlin Asset Management. Note investing, is defined as the origination of new, or the purchase of existing real estate secured mortgages and/or trust deeds.    Many investors use language such as “Buy Notes” or “Note Investing” because the terms of a mortgage are detailed in the promissory “note”. Now Summerlin Asset Management has a large supply of mortgage notes for sale as they continue to buy large pools at wholesale prices.

Compare your high yield CD, Annuity, Bond, or Stock to the 10-14% average annual return on investment that REO Note investors yield. The investor’s investment is secured by first mortgages with title to the loan vested and recorded in their name.

Trust Deed Investing is a proven investment concept, but more prevalent in today’s economic environment because real estate prices have come down significantly. It’s a tested, fundamental investing strategy that allows investors to earn exceptional returns without assuming any unnecessary risk.

Here’s what you can expect:

  • Security: Keeping investor’s money safe is Summerlin’s top priority. Trust Deed Investments are recorded in the investor’s name.
  • Exceptional Returns: Summerlin target’s minimum double-digit annualized returns on all mortgage note purchases.
  • Passive Income: The investor’s payments are deposited electronically directly into their bank account.
  • 10-12% predictable income on Summerlin’s performing 1st Trust Deeds.
  • 14-18% per year on non-performing 1st Trust Deeds.
  • Protective Equity: Summerlin only purchases real estate notes with a 65% Investment to Value (ITV) or lower.

There are many similarities between investing in real estate and investing in notes, including evaluating the collateral, and working with title, escrow and insurance companies. The old adage of real estate, “location, location, location” also applies to notes, although it may be more appropriate to say, “collateral, collateral, collateral.”    Value the underlying collateral of the investor’s note investment as if they will own the property. Jim Stepanian stated, “we prefer to own the loan not the home, because we enjoy great cash flow on performing notes without the headaches of owning the property”.

Summerlin Asset Management also has a large supply of non performing defaulted loans it is buying from banks. After the acquisition of the note, Summerlin has a workout solution.

Today, Summerlin Asset Management has contracts with national banks, regional banks, hedge funds, and loan servicing companies across the United States. Therefore, Summerlin has more supply of 1st Trust Deed mortgage notes than most of its competitors.

James Schramko Highlights Business Fundamentals Involving Ease and Returns in Recent Video Release

PRWEB.COM Newswire

Sydney, Australia (PRWEB) May 24, 2013

SuperFastBusiness owner and recognized Internet marketing expert James Schramko reveals in his newest video release that it took six to seven years’ worth of efforts to build up his own business to what it is today, which is to say that it is very efficient and successful. Schramko’s revelation is in response to some of the more recent inquiries he has been getting on the subject of ease in running a business. The SuperFastBusiness owner weighs in on what he refers to as “the easy trap.”

“I think that a lot of the business fundamentals that have been around for hundreds of years such as good old fashioned service and rolling up the sleeves and doing what it takes to get what you want, such as sweat equity … these are not easy, but they’re simple,” Schramko remarks. The Australian-based business owner emphasizes that what appears to be simple might require a more involved, more demanding process to achieve the desired results, like gaining more customers or improving turnaround time for projects.

Schramko clarifies that this does not mean there are no “shortcuts” to achieving long-term success. He, however, explains that these “shortcuts” should be in the form of doing the right things for the business. He points out that it is actually the “doing” part where most people get stuck.

Schramko encourages webpreneurs and other business owners to consider the reality of running any commercial venture, especially startups, cautioning them against the pitfalls of not putting in any effort. The seasoned Internet business owner uses some people’s strategies for running passive income websites as an example.

“Whenever I’m with a group of people and I’m talking about the subject of Internet marketing or doing business on the Internet, I find that the questions that follow always revolve around ease. People tell me that they’d like to get a website that makes passive income. They want to learn about it, but then they don’t need to understand much about it,” the SuperFastBusiness owner shares.

He adds, “I don’t think it’s a reality to have a passive income website with no effort, no knowledge, no understanding. You would have to invest into something like that for a return, and I think you’re going to need some knowledge — or at least appoint someone knowledgeable to run a business like that.”

Schramko believes in the value of sweat equity. The level of effort or contribution one makes to any business inevitably benefits that business. The results may come in the form of increased customers or improved efficiencies, both of which could lead to higher profits.

What’s Schramko’s insider tip for online and offline businesses? “There are a lot of things online where you can leverage,” he begins and later adds, “and it does become easy.

According to Adam Rock, managing director at TAN Media, a firm that specializes in social media marketing, social media is all about consumer interaction, trust and immediate access. It’s no longer just about providing products or services.

As such, Rock adds that businesses should recognize that consumers should be treated like the individuals that they are, and this is a significant step in the direction towards having a good presence in social media.

Rock also said that other important factors include balancing communication and marketing obligations and making the right decisions when it comes to either using alternative channels or interacting personally.

Xocai Xophoria Cosmetic Antiafing Creme Benefits

Taipei City, Taiwan (PRWEB) May 24, 2013

Adam Green based in Carlin Nevada is a #1 money earning distributor. He, along with “Xocai Taiwan,” recently divulged to their Taiwan distributors, the all new groundbreaking MXI Corp Xophoria anti-aging serum.

Adam(at)AdamPaulGreen(dot)com

There is overwhelming scientific evidence demonstrating that those of us who eat a diet rich in antioxidants and take antioxidant supplements will live longer, healthier lives. When it comes to aging, setting the clock back a few years may have more to do with consuming an antioxidant-rich diet than using any kind of skin cream to eliminate wrinkles.

Xophoria delivers the antioxidant power of dark chocolate with the revolutionary Neurocosmetic technology.

http://www.adampaulgreen.com/partnership

Xocai has developed an exclusive product line called XoVitality. Infused with supporting ingredients, this first-of-its-kind, cocoa-based anti-aging supplement helps you defy the aging process by offering you a new, youthful appearance, increased energy and improved overall wellness.

Can cutting-edge Xophoria really help improve mental focus, relieve stress and enhance mood?

Yes…

1. Xophoria active cacao compounds are encapsulated into exclusive lipid structures called “Theospheres.”

2. Theospheres penetrate the layers of the skin, where they release cacao’s active compounds to bind with skin cell receptor sites.

3. This triggers the skin cells to release neurotransmitters called endorphins, which are “feel good/pleasure” chemicals also produced in the brain. Endorphins also travel to other organ systems and can “de-stress” or relax the skin, muscles and immune system. This is fantastic news for busy, stressed-out men and woman.

Ireland caught up in US tax loophole

The pace of change in the world of globalised technology companies means the tax structures they operate are constantly in a state of review. Developments this week concerning Apple’s tax affairs have once again put a spotlight on the role played by Ireland in these companies’ ongoing efforts to drive down the amount of tax they pay.

Ireland has, for a number of decades, run a successful model for attracting foreign direct investment (FDI). The classic success story has been the multinational that establishes its main European operation here (a European HQ), employing thousands of people to make and sell the goods and/or services that are then sent to countries on the continent and further afield.

Ireland has succeeded in this regard because of its membership of the euro and the Single European Market, and its well-regarded, English-speaking workforce. Pride of place, however, has always been Ireland’s stable 12.5 per cent corporation tax rate.

In more recent times, a new element has been added. This has to do with the importance of intellectual property to companies such as Google, Facebook and Microsoft. They have set up IP (intellectual property) holding companies that charge other group subsidiaries for the right to sell their products outside the US. This means Irish HQ companies booking revenue from business from around Europe and further afield have seen their profits reduced. The money flowing to the HQ operations, the profits from which were taxed at 12.5 per cent, now flows onwards, by way of licence fees, to the IP holding companies. The amount of Irish corporation tax being paid by the HQ operations is being correspondingly reduced.

‘Double Irish’

A number of the world’s best- known companies have opted to have an Irish-registered company hold the IP for their sales outside North and South America. In order to avoid having to pay Irish corporation tax on the resulting income, they have organised it so that these companies are controlled and managed from outside Ireland. As, under Irish law, companies have to be managed and controlled here if they are to be subject to Irish taxation, the result is these companies escape the Irish tax net. Most are managed and controlled from tax havens.

In order to prevent payments from the HQ company to the IP company becoming liable to US taxes under what are called the Subpart F rules – which allow for the immediate taxation of the passive income of US companies, even if the money is not repatriated to the US – the Irish HQ company is usually made a direct subsidiary of the Irish IP company. Under current US tax law, this allows the multinational to choose that payments between the two entities should be disregarded for the purposes of US taxation.

It is structures such as this that have created

Rick Otton Property Investment Strategies Accelerates Powerful Life Changes …

Real estate millionaire, Rick Otton, has steered tens of thousands of investors worldwide towards long term wealth with his non-conventional and easy-to-implement property investment strategies. In a regular podcast series, Mr Otton reveals how a Sydney-based full-time teacher was able to quit his job within two years of completing one of his ultimate wealth summit seminars.

Sydney, Australia (PRWEB) May 23, 2013

In a new Creative Real Estate iTunes podcast, property investment strategist and author of ‘How to Buy a House for a Dollar’, Rick Otton, has revealed how it’s possible for aspiring investors to ‘live the dream’ even without real estate investment experience or financial capital.

In a detailed interview with one of his students, James Campbell Bruce, Mr Otton said anyone with persistence and gritty determination could get the gist of his out-of-the-box strategies.

“Sometimes with human nature, when you engage in a process or something in life that’s too simple, the brain will go, ‘Well, it’s too simple. It can’t be that way’,” Mr Otton said.

Mr Otton is renowned in the US, UK, Australia and New Zealand for his unusual property investing methods.

For more than a decade, the property mastermind has been sharing his knowledge gained from personal experience, from transacting rent-to-buy situations and coaching people on how to invest in property with no deposit, to earning positive cash flow from day one.

A success story

Podcast caller, James Campbell Bruce, said he had managed to leave his Sydney-based full-time teaching job to run a property investment business within 13 months of committing to Mr Otton’s creative real estate investment strategies.

He said that at the time, he and his wife had hit a wall as property investors because banks would no longer provide finance to grow their portfolio.

“My goal was to try and live off passive income and I thought there had to be another way. I was lucky to see Rick at an event. As I went through the course, I learned a lot of and we were able to sell a property eight days after we finished boot camp. It was a good decision,” Mr Bruce said.

He said while his new property business typically negotiated win-win deals for a diverse range of scenarios such as negative equity and instalment contracts, it was important to be adaptable to each situation.

“It’s a case of getting in front of a buyer or seller and working out what they need, then working out which strategy is going to fit that need,” he said.

“Try and get rid of that mindset that everything has to be perfect from the start, like I did. You’ve just got to keep practising and learning.”

7 Fun Ways for Retirees to Make Extra Money

Retirement can be a difficult transition for many of us. We spend 8 to 10 hours per day working hard, and it’s tough to just stop working completely. Of course, we all have plans and projects that we have put off before retirement, and they will keep us busy for a while. However, once these projects end, retirement can feel aimless.

Many retirees have a hard time with so many unstructured hours. If you find yourself with too much time and are getting bored, consider spending a few minutes on these part-time gigs to make a few bucks on the side:

Paid focus groups. Use Google to search for “paid focus group” in your city and you might find some fun one-time gigs that pay $75 for a few hours of answering questions. There are also focus groups to test consumer products and new food if you like trying new things.

Medical studies. If you live near a research university, participating in a medical study might be an enlightening way to spend your spare time. There may be research going on about conditions ranging from ADD to vision problems. This is a great fit for retirees because many studies are looking for older folks with specific conditions. Your participation will be benefiting future generations as well.

Mystery shopping. Do you like shopping? How would you like to get paid for it? The pay is not much at $5 to $20, but you also may receive reimbursements for the products you purchased. You will have to interact with sales associates and file an online report afterward to document your shopping experience.

Amazon Mechanical Turk. Human intelligence tasks are things that companies need actual humans to do. In this age of cost cutting, it’s cheaper to farm out these small tasks to freelancers. There are many tasks including transcribing, writing short articles and surveys. The pay varies widely from as low as 1 cent to $75. Turking takes time, but if you have plenty of it, why not check Mechanical Turk out.

Sell your stuff. Selling some of your old possessions that you are willing to let go of on Craigslist is a great way to make a few bucks. Most of us have a tendency to accumulate things. Wouldn’t it be nice to clear out the clutter a little? If you have an eye for it, you can also go to garage sales to buy items for resale on Craigslist or eBay.

Tutoring. If you like working with students, then tutoring could be a rewarding way to spend your time. Many of us are experts in our fields, and it would be nice to help young folks learn. You can drop by the local university to check their bulletin board for tutoring fliers to see if your particular skill is in demand.

Pet sitting or dog walking. One of my neighbors walks everyone’s dogs in our building. It’s a great way to get exercise and make a few
